Terms of Service

These terms apply when you use ozarkvaluations.com or order from Ozark Valuations, which is operated by McDonnell Enterprises, LLC ("we," "us"). By creating an account or placing an order you agree to them.

What the service is

We prepare a valuation report intended to help inform a pricing decision, such as setting a listing price or evaluating an offer or purchase price. Reports are based on public records, comparable sales, and the information and photos you provide.

Not an appraisal

Our reports are not USPAP-compliant appraisals and must not be used for mortgage lending, litigation, estate settlement, tax appeals, or any other purpose that requires a licensed appraisal. If you need a formal appraisal, please contact Tom to arrange it separately.

No guarantee of results

Each report reflects market conditions only as of the date it is prepared. Real estate markets change constantly. A report is not a guarantee or prediction of any listing price, offer, sale price, time on market, or sale outcome, and you remain responsible for your own pricing decisions.

Your responsibilities

You agree to give accurate and complete information, and photos or documents you have the right to share. Our work depends on what you provide, and we may ask for more. If we cannot complete a valuation because the information is missing or the property cannot be adequately analyzed, we will tell you.

Turnaround

Our 48-hour turnaround starts once we have received your payment and complete property information. It is a target we work to meet, and delays can occur.

Payment and refunds

Payment is due when you place your order and is processed by Square. If we are unable to complete your valuation, we will refund your payment in full. Once a report has been delivered, payments are non-refundable, although we will gladly address any concern you raise with us.

Using and sharing your report

Your report is for your own use for the purpose described above. Please do not present it as an appraisal or provide it to a lender for underwriting.

Limits on our liability

To the fullest extent the law allows, our total liability to you for any claim related to the service is limited to the amount you paid for the order in question, and we are not liable for indirect or consequential losses, including lost sales or lost profits. The service is provided as described and without warranties beyond those stated here.

Your account

Keep your password private and tell us if you think your account has been used without your permission. We may suspend or close accounts that are misused.

Governing law and changes
